Landlord Options
Our Full Management service is designed to give peace of mind to our landlords. We deal with all issues associated with your rental property, from screening potential tenants, signing contracts on your behalf, taking in one month’s deposit along with the rent each month, registering your property with the Private Residential Tenancies Board (PRTB) and organising any necessary approved repairs at your property. We look after all aspects of the tenancy on an ongoing basis until the tenants vacate, after which we organise an inspection of your property to ensure that it has been left in good condition. We arrange for the return of the deposit which we have been holding, transfer utilities back in to your name and re-advertise your property for rent. With the Full Management option you can be assured that your property is in safe hands and all PRTB guidelines are being adhered to.

 

  Full appraisal of property.

  Take inventory of items in property.

  Advertise property and arrange appointments to view.

  Screen applications via previous landlord reference, employment verification / credit check.

  Prepare lease as per the Private Rental Tenancy Board Regulations.

  Take one month’s deposit.

  Transfer utilities into tenant’s name (electricity, gas, water).

  Register tenancy with PRTB.

  Monitor payment and collection of rent.

  Organise repairs with our trusted tradesmen.

  Emergency 24 hour contact numbers for out-of-hours maintenance issues.

  Follow up on arrears.

  Inspect the property after tenants vacate, check inventory, assess, dilapidations and take meter readings.

  Deduct and arrears, cleaning, repairs from deposit.

  Refund deposit / balance of deposit to tenants after property is vacated.

  Transfer utilities back into landlord’s name after tenancy.

  Annual Income & Expenditure sheets for your accountant.

  Arrange property inspection at request of landlord.

Let us find tenants for your property with our Let Only Service. With this option we will, amongst other things, do a full appraisal, advertise your property, screen potential tenants, accept a booking deposit and the first month’s rent, register the property with the Private Residential Tenancies Board (PRTB) and sign contracts with the tenant on your behalf. After this you will look after your property yourself, confident that the burden of finding a suitable tenant has been looked after!
